Chimney / Fireplace

System Overview

Wood-burning

Unknown
Needs assessment

Wood-burning fireplace with masonry chimney. No records from previous owners regarding inspection or cleaning history. Chimney cleaning is baseline maintenance that should happen regardless of conversion plans.

Scope of Work

Two-Part Project

Part 1: Chimney Cleaning & Inspection (Required)

Professional sweep and Level 1 or Level 2 inspection. Determines chimney condition, identifies any repair needs, and establishes whether the system is safe for use. Should happen before any use of the fireplace.

Typical cost: $150–$300 for cleaning + inspection

Part 2: Gas Fireplace Conversion (Considering)

Convert wood-burning fireplace to gas insert or gas logs. Benefits include convenience (no wood hauling, ash cleanup), more consistent heat output, and potentially better efficiency. Requires gas line run to fireplace location.

Considerations:

  • Gas line proximity/routing complexity
  • Insert vs. gas logs (inserts more efficient, logs simpler install)
  • Venting requirements (some inserts are direct-vent)
  • Permit requirements

Typical cost range: $2,000–$5,500+ depending on scope

Decision Notes

No decision made yet. Chimney cleaning should happen regardless—it's basic maintenance for a wood-burning fireplace in a home with unknown service history. Gas conversion decision can follow once we know the chimney's condition and have a clearer picture of the gas line routing involved.
