Scope of Work

Kitchen Sink Drain: Removed strainers and existing trap system. Cut and removed brass cap serving as clean-out. Replumbed trap system using new PVC and ABS fittings to lower position—eliminating the accordion-style P-trap that caused pressure buildup and disconnection. Installed two new strainers. Rerouted dishwasher drain to include a service loop for proper drainage.

Basement Toilet: Augered to clear unknown blockage. Tested for proper drainage.

Result: No leaks, all drainage normal.

Problem History FOR REFERENCE

What Was Wrong

Previous owners installed an extra-deep, low-sitting double-basin sink that required the drain to rise higher than it should to connect to the main drain line. This created a situation where air couldn't properly enter the drain system to equalize pressure.

Symptoms: P-trap periodically disconnected due to pressure buildup. Gurgling sounds when dishwasher ran. Slow draining during dishwasher cycles.

The Fix: Rather than adding venting (which would have required wall/ceiling access), the technician found a cleaner solution—lowering the trap connection point by using the old clean-out position. This eliminated the accordion-style P-trap and gave the system proper gravity drainage. The dishwasher drain was rerouted with a service loop to prevent backflow.

Laundry Room Connection FOR FUTURE PLANNING

Originally considered bundling this work with a laundry room remodel since the kitchen is above that space. The kitchen drain fix turned out to be self-contained and didn't require accessing walls through the laundry room.

Laundry room remains a separate project for future consideration: repositioning washer/dryer, cosmetic updates, potential cabinet installation.
